What buyers and surveyors notice
- An old fuse board with rewireable fuses instead of modern breakers — an instant sign the electrics may be decades old.
- No RCD protection (the safety switch that prevents shocks) — a genuine safety gap.
- Visible old cabling — rubber, fabric or lead-sheathed cable in the attic or under the stairs.
- Too few sockets, lots of extension leads, or scorched/discoloured fittings.
- No paperwork — the inability to show any certification for past electrical work.
Any of these can prompt a surveyor to recommend “further investigation by a qualified electrician” — words that make buyers nervous and reach for a price reduction.
Why certification reassures buyers
If you’ve had electrical work done — a rewire, a new consumer unit, an EV charger — the completion certificate is gold when selling. It’s documented proof the work was done safely and to standard. Buyers (and their solicitors) increasingly ask for it. Having your certs to hand removes a whole category of doubt.
Upgrade the board — often the highest-impact fix
If your home still has an old fuse board, replacing it with a modern consumer unit (with RCD/RCBO protection) is usually the single most reassuring upgrade you can make before selling. It’s:

Should you do a full rewire before selling?
